Dexus, Mirvac and JPW is hosting a tour of 33 Alfred Street, a 26-storey commercial office tower located at Circular Quay in Sydney’s CBD. Originally completed in 1962, the building is heritage-listed and forms part of the Quay Quarter Sydney precinct.
The tower has been refurbished as a Premium Grade workplace through a major adaptive reuse program that retained the existing structural frame and cellular steel floors. Works included full services upgrades, façade replacement, lobby reconfiguration and amenity improvements over a three-year construction period.
A key element of the project is the new façade. The original small, thermally inefficient windows have been replaced with high-performance floor-to-ceiling glazing arranged in an inverted gold and grey pattern, increasing natural light and views while maintaining the building’s distinctive tartan appearance. The 26-storey end walls are clad in more than 75,000 hand-glazed ceramic tiles.
Internal works include restoration of heritage finishes such as white marble columns, quartzite flooring and travertine ceilings, and the creation of a dual-level lobby that connects north and south entries into the wider precinct. Building services have been upgraded across structural, fire, acoustic, accessibility and energy systems, supported by seawater air conditioning drawn from Sydney Harbour and rooftop solar PV.
The building accommodates multiple Premium Grade office tenancies across its typical floorplates, with improved workplace amenity, sustainability performance and access to surrounding Quay Quarter retail and public spaces.
The tour will include:
- Building overview and discussion of heritage, structure and key statistics (storeys, floorplates, precinct context)
- Inspection of the new façade, end walls and glazing configuration
- Walkthrough of lobby and internal heritage finishes and circulation
- Overview of services upgrades, including seawater cooling and building systems
