Deicorp’s Hills Showground Village is a transit‑oriented mixed‑use development adjacent to Hills Showground Metro Station in Sydney’s north‑west growth corridor.
The project comprises 430 apartments across four towers of up to 20 storeys above 10,500sqm of retail, restaurant and entertainment space anchored by a full‑line supermarket and 26 specialty tenancies. The scheme delivers 51,065sqm GFA, with a dwelling mix of 18% one‑bed (50–60sqm), 70% two‑bed (75–97sqm) and 12% three‑bed (106–135sqm). Twenty‑two apartments are reserved as affordable housing for key and essential workers.
A 1,400sqm public plaza provides pedestrian access to the Metro and outdoor dining, while nearly 2,500sqm of communal open space (podium and rooftop) offers playgrounds, BBQs and social seating. Over 500sqm of commercial space is dedicated, at no charge, to a not‑for‑profit community centre. Public art, landscaping and activated street edges support a human‑centred public realm.
With 94% of market apartments sold prior to completion in August 2025, the project demonstrates a viable model for transit‑oriented, higher‑density neighbourhoods.
